Time to consider some improvements?
None of us like to spend money and often financial demands come at the wrong time, but in an increasingly competitive market it’s important to take stock and make sure that you're offering the best you can. This doesn’t mean extensive refurbishment every few years, it can quite often be something as simple as repainting the front door but to reap the rewards of an optimum rent and to attract the best tenants you need to be at the top of your game.
A great example is a two bedroom flat in Central Oxford that has been looked after by Breckon & Breckon one of the areas leading agents. Having managed the property for a number of years it had sadly seen better days, although clean and tidy, it was a little dated and whilst it always let they felt it wasn’t reaching its full potential.
Max Brickell, from their property management team explains 'Having obtained quotes from a number of reliable firms that we contract to, we discussed a work program with the landlord and arranged the refurbishment. Whilst not extensive, it did include a new kitchen and bathroom and the results were amazing! Previously let at £875 pcm we are now looking at marketing at £1450 pcm...that's an increase of just over 60%!'
Not only will most improvement or renovation work make your property more attractive the best tenants, it will also, more often than not, improve the capital value.
