Energy Performance Certificate Reminder
The Residential Landlords Association has acted to remind landlords that in they have a tenancy that dates from pre October 2008, they are required to have an Energy Performance Certificate or EPC. Legal laws are high on the RLAs agenda.
It is not a requirement to have a certificate for every single tenancy but it is a legality to have one for a tenancy starting after October 1st 2008. An EPC lasts for ten years and they should be displayed to new tenants. The fine for landlords who do not organise an EPC is £200 and with a landlord likely to organise multiple tenancies in the ten year period of the certificate, it makes sense to organise an EPC at the earliest opportunity. Many accidental landlords simply do not realise they need an EPC. There are a few exemptions such as student properties but most landlords require an EPC.
